We offer a full range of property management services designed to make rental ownership more accessible and more effective for you.
RENTAL HOME PREPARATION:
Elysium Realty & Management will do a preliminary inspection to help new Landlords get their properties in rentable condition. We have contractors who can provide bids if your home requires some updating, painting, or general maintenance. We will provide you with a rent estimate and will make suggestions regarding your property, so you get the most out of your rental.
TENANT APPLICATION AND SCREENING FOR YOUR RENTAL HOME:
We have a comprehensive marketing program so we can find our owners the most qualified applicants. Elysium Realty & Management personally shows properties to interested parties. Applicants have the ability to apply for a property online through our website. We take tenant screening very seriously. We run credit and background checks, verify income pay stubs, employment, and rental history. Interested applicants must meet our minimum standards to obtain approval. Finally, we require our tenants to carry renters insurance which also covers tenant liability damage.
ON-GOING SERVICES:
We don’t just find you renters, we help you along the way. Elysium Realty & Management collects rents and deposits from our tenants. We disperse rents and deposits to our owners on the 15th of every month through Ach. In the event the 15th is on the weekend, they are dispersed the following Monday. We provide monthly statements and year-end cash flow reports to our owners along with the 1099 Misc document. The monthly statements include deposits and all invoices paid for maintenance. We also provide around the clock marketing for your property and conduct property inspections. Also, any time you would like to know the value of your property, an experienced realtor can conduct a market analysis at no extra charge.
RENTAL PROPERTY MAINTENANCE:
Elysium Realty & Management provides on-going maintenance using our trusted and preferred vendor list. Tenants are billed for any damages and cleaning that is not deemed normal wear and tear. If repairs cost more than $150, owners are notified to obtain approval prior to the repair. We also offer on-going maintenance such as furnace cleanings, sprinkler turn on and blowouts and swamp cooler turn on and winterization. There are no markups or outside vendor surcharges.
RENTAL PROPERTY EVICTION:
We handle the entire eviction process on your behalf. We post the 10 Demands and send them to our attorneys to schedule the court date. Should tenants submit an answer, we represent you in court. Upon winning a judgement, we have the writ signed by the sheriff, schedule the sheriff and perform the actual eviction.
